5 Beekman Hotel
Adaptive reuse of a historic NYC Civil War Era office building - The Temple Court - into a 287 room boutique hotel constructed around two Landmark 9 story atriums with new restaurantsby Keith McNally and Tom Colicchio, a new lobby, bar, night club, meeting rooms, double story gym and two double story turret suites, all seamlessly knit together with The Beekman Residences, a new sixty-seven unit, fifty-one story luxury condominium tower.
KEY TASKS:
Coordinated with a large and diverse team of consultants and design professionals from around the globe. Exceeded the requirements of New York City Landmarks while meeting the design brief, budget and schedule parameters. Produced a Construction Document package of seventy-four guest room types and thirty-five bathroom types. Performed peer reviews of both Tower and Hotel Public Space design and Construction Document packages. Oversaw the LEED certification process through construction and commissioning. Coordinated fire proofing requirements for historic decorative cast iron elements.

Hotel Interior Architect & Owners Representative
The James Nomad Hotel
Gut renovation and new master plan for an existing Beaux Arts era hotel in New York City. The scope included expanding the guest room count to 366, carving out three new retail spaces on Madison Avenue and 28th Street, relocating the lobby to its historic location on 29th Street, and developing new public spaces for a bar, restaurant & lounge operated by LDV, new meeting rooms, ballroom, gymnasium and other back of house areas.
KEY TASKS:
Inserted new high performance modern structural and mechanical systems into an historic masonry shell with terracotta arch floor construction and masonry bearing walls. Managed multiple complex packages of filings including an ALT 1, three ALT 2’s, three PA’s, multiple TPP’s, SRO and HPD tenant filings to allow construction to continue while the hotel stayed occupied and maintained operations. Coordinated with three partner entities (developer, operator & lender) and interior designer Thomas Juul Hansen to manage the budget, schedule & design requirements. Designed and executed a temporary lobby and egress system while the hotel was under construction.

The Royalton Hotel
Complete interior renovation of 65,000sf New York City landmarked boutique hotel originally designed by Philippe Starck Including lobby, two bars, restaurant (Brasserie 44), guest rooms, penthouse, corridors, meeting rooms, fitness center, kitchens and back of house. The lobby features a new 7,000 lb custom decorative steel pre-blackened fire place with six foot burner and associated flu to the roof which was sleeved through sixteen floors of guest rooms. The lobby walls feature leather clad panels & repurposed metal frame screen elements from a demolished downtown lobby.
KEY TASKS:
Worked with GC Structure Tone to meet fast track schedule including multiple VE sessions as construction proceeded. Coordinated and released 35 sheet millwork shop drawing package in one 12 hour sit down review and mark up session with all stake holders present. Coordinated with specialty consultants and interior designers Roman and Williams for public spaces and Charlotte Macaux of CMP for guest-rooms.

Morgans Hotel
Complete interior renovation of the world’s first boutique hotel originally built in 1929 and developed in 1984 by Ian Schrager with Andree Putman as the interior designer. The building is a 19 story structure with 114 rooms, featuring a duplex penthouse suite on the upper floors. RWJDA worked with Andree Putman on “reimagining” the original concept. Key design features in the “living room” lobby, are the textured taupe colored glass walls and custom three dimensional Cubist pattern carpet. The guest room corridors also feel residential with custom bird’s eye maple doors. Inside the rooms the palette is simple and clean with black and white accents and a built-in window seat set into a metal panel feature wall. The project included the lobby, corridors, elevator, guest rooms and ancillary spaces.
KEY TASKS:
Coordinating architectural work with the French interior designer, converting sketches from French to English and dimensioning from metric to the imperial system. Performing enhanced construction administration services for the duration of the fit-out including a room by room punch list process as floors were completed. Installing a Barrisol stretch skin ceiling with programmable colored LED lighting banks at the lobby ceiling. Keeping the hotel open for business for the duration of the renovation process.

Hudson Hotel
Over an eight year span, RWJDA worked on fifteen different projects at the Hudson Hotel in New York City including, the conversion of SRO’s to guest rooms on floors 17 and 18, a new three level entertainment venue on the lower levels, a complete renovation of the main restaurant, a complete renovation of the bar, renovations to the outdoor terraces and interior meeting room spaces, a new white box tenant space at the ground level, a new marquee design, a two level private apartment at the upper levels, and a semi-permanent rooftop public assembly event venue. Images on this page are from the Beer Garden restaurant renovation that received a Hospitality Design award in 2011.

Marriott Upper East Side
A new 140,000sf, 15 story mixed-use building in New York City with a 226 room Marriott Courtyard hotel including three event spaces, pool, gym, and spa and four floors comprising 40,000sf of non-profit office space. The property is located in an upscale residential neighborhood, but convenient to major New York City attractions including Central Park, the Metropolitan Museum of Art, Yankee Stadium and LaGuardia Airport

Developing upscale guest room designs that satisfied the developer, Madison Equities, yet also met the exacting brand standards of the operator. RWJDA was instrumental in obtaining Marriott approval of custom designs for wall covering, carpeting, furnishings and fabrics. Tying the two story pool area together with the ground level lobby to visually expand both areas. Developing a façade curtain wall system that breaks up the wide façade and enhances both the guest room and the office space interior experiences. Coordinating the plaza design with a civil engineer, a landscape architect and an ADA consultant.

The Thompson Hotel
Planning and Architectural services on a gut renovation project at an existing 500,000sf NYC high rise property including new infrastructure, lobby, restaurants, through block arcade, meeting facilities, retail, guest rooms and 9 floors of new condominiums.
Key Tasks:
Assisting the Owner with breaking the project up into six distinct sub-projects to be constructed by three different contractors working in the same building on overlapping time lines.

Dos Caminos NYC
A new BR Guest 12,000sf, 570 seat three story Mexican restaurant featuring three bars, two private dining rooms and an outside café on 3rd Avenue and 50th Street in New York City. The restaurant was one of four Dos Caminos locations in the city. Like the others, it was directed to be a unique design based on RWJDA’s interpretation of the festive food concept characterized by Mexican fusion cuisine, an expansive collection of unique tequilas and a table side preparation of guacamole in lavastone terrines.
KEY TASKS:
Creating a mysterious yet inviting dining experience on the lower level dining area in spite of restrictive existing ceiling heights. The main strategies were to break up the space by means of metal beaded curtains, creating smaller intimate dining areas, and to organize the concealed ductwork above the ceiling plane into tight pathways allowing large ceiling pop-ups accented with bright washes of colored light to create the illusion of space above. Meeting an aggressive 4 1/2 month fast track schedule by re-utilizing and re-imagining existing materials and finishes from the previous restaurant design. Additionally, working on site with fabricators and craftsmen on custom banquettes, light boxes and metal screen elements to eliminate much of the time normally required in the shop drawing review and approval process.

Prime House NYC
New top tier 10,000sf New York City two level steak house at 381 Park Avenue South for BR Guest restaurant owner Steve Hanson. The design brief included the development of a non-traditional steak house aesthetic to avoid the men’s club dark leather and wood paneling cliche and to appeal equally to both men and women. Meats for the restaurant were aged & displayed in a special curing room on the lower level lined with back lit blocks of himalayan pink rock salt that accelerated the aging process.

Produced and revised construction documents on a fast track basis for filing, bid and construction. Coordinated Owner with MEP engineer, kitchen consultant, lighting consultant, acoustic consultant and interior designer Yabu Pushelburg. Coordinated Landlord requirements with Owner. Assisted interior designer in value engineering ceiling, wall and floor materials and installation systems.

The Seville NYC

Repurposing the existing exterior stone-clad areaway to create both a Public Assembly means of egress from the Club and a feature garden facing the Club full height windows.

Tanger Food Court Riverhead
The gut renovation of an existing, and previously unsuccessful 5,000sf food court at the Tanger Mall in Riverhead, New York. The space was redesigned with a maximum capacity of 120 people served by four food concepts: Famous Famiglia, Wok and Roll, Nathan’s and Grand Café Express. The Grand Café was a new brand designed and developed by RWJD. The seating area was envisioned as a concentric focal point with radial connections to each food venue.
KEY TASKS:
Breaking the traditional “sea of seats” food court model by creating an inviting lounge atmosphere defined by warm wood and tile elements as well as upholstered booths and curved banquettes. The design helped to promote higher volume as well as longer stays and has become a planned destination by visitors to the mall. Designing four individual food service outlets that each have their own distinct design identity, and yet fit within an overall radial architectural framework that ties them together and surrounds and defines the lounge concept.
